MEMORANDUM TO ALL RESIDENTS OF
COUNTRY CLUB RIDGE
The following information highlights the
September 23, 2003 meeting of the Board of Directors and is
presented to you to keep you up to date on the issues at
Country Club Ridge.
1. The pool party was a great success. It was
well attended and it seemed that a good time was had by all.
Photos will be posted in the laundry room by the main
garage. Feel free to post your pictures there as well.
2. We are finishing the installation of new
lights at the entrances to the buildings. We only have about
30 more lights to install.
3. We will be soliciting proposals from three
landscaping contractors and will keep you posted on this
issue. The present contract we have extends through November
of this year. We are also engaging a tree pruning service to
keep our property in good shape.
4. The parking situation continues to be a
problem. We are revising the current parking policy and will
be distributing the new revised policy along with the new
parking stickers within the next month. We are also waiting
for bids on painting spaces on Rockledge Road to maximize
space. We also have several garage spaces available. Please
contact Roberta at AKAM NORTH (674-2100 x24) if you are
interested in renting one.
5. We have notified the Town of Greenburgh
that the disabled space near the entrance to the pool needs
to be moved and are awaiting their response.
6. We will have a complete site inspection of
the property done by Carnell Engineering by the end of
October. This inspection report will help the Board
prioritize the property maintenance and repair issues.
7.
All residents will soon be able to get a copy of the key to
the storage room closest to their apartment and/or to any
storage room where they have stored items. This new policy
will allow residents access to their stored items without
going through the porters. Please remember, however, that
CCR is not responsible for stolen or damaged goods and items
stored in these storerooms are placed there at the owner’s
risk.
8. Please be advised that you must receive
written approval from the Board of CCR before having a
tag sale on the property.
9. We
have installed two new black mailboxes outside the
Maintenance office. They are clearly labeled. One is for
work orders, and the other is for correspondence to the
Board. Please use them. We really need you to start using
the Work Order Forms to allow us to keep track of
maintenance issues and the rapidity with which our staff
responds to the problems. So please, don’t call Bob, but
WRITE UP a WORK ORDER. They are available in the maintenance
office. We suggest you take a few to have them on hand as
needed.
10. We remind you once again that anonymous
letters to the Board are not encouraged. We want to respond
as quickly and as thoroughly as possible to the concerns of
our residents but we cannot do this if we don't know who you
are.
11. Also, we remind you again that the Board
is made up of volunteers. Please respect their privacy. If
you have an emergency, call the maintenance office. If no
one is there, the message on the machine gives you an
emergency number to call for assistance (914-674-2100). If
you must speak with a Board member, please use the mailbox
outside the maintenance office and leave a note with your
name, telephone number, and times that are good to call you.
A member of the Board will contact you. If you do not
receive a response, call AKAM NORTH and leave a message with
them. Please DO NOT go to a Board member’s home or call them
at home to complain or ask a question.
12. We encourage anyone with
computer/internet expertise to contact the Board if s/he
wishes to help get the CCR website up and running.
13. Please contact the Board if you have a
financial background and would like to serve on the Board.
We need a new member of the Board with expertise in this
area to complete the Board.
14. We also encourage anyone with a desire to
help serve the community to join the landscaping committee
or the parking committee. We would welcome the help!
