MEMO TO
ALL RESIDENTS OF COUNTRY CLUB RIDGE
DECEMBER
4, 2003
The
following information highlights the November 19, 2003
meeting of the Board of Directors and is presented to you to
keep you up to date on the issues at Country Club Ridge.
1. We
continue to have problems with residents placing garbage
outside their apartments/maisonnettes at incorrect times.
Please adhere to the times in the House Rules.
2. Reminder that storage room keys for the appropriate
storage rooms are available in the Maintenance Office.
Please drop by to pick up a key to any storage room in which
you have things stored. We remind you that anything you
store in these rooms is stored at your own risk.
3. A computer has been purchased for the Maintenance
office. Soon we will have email access to both the Board and
to the Maintenance crew. Also, a CCR website is being
created. Stay tuned for more on this...
4. The
property assessment by Carnell Engineering is well underway.
The Board will meet soon to determine what major projects
for maintenance need to be undertaken and in what order.
More on this later as well....

New
landscapers are being interviewed and one will be chosen
soon.

A
reminder that notices about star rebates on maintenance
costs have gone out. If you expect a star rebate and
have not yet been notified of this, please call Akam or
the Greenburgh Town Offices.

We
have received bids on costs to have Rockledge Road
painted with designated parking spaces. Since it is
expensive, and it is not our property, we are trying to
work through town government channels to have the Town
do this. If you want to help us, call Mr. Feiner ,
Greenburgh Town Supervisor, and urge him to respond to
our request.

We
have received word that the Town will be moving the handicapped
space by the pool entry once the spring comes. The paint
won't adhere to cold road surfaces.

We
remind you that there are simply NOT ENOUGH parking
spaces (garages included!) on our property for us to
assign each apartment a parking space. We also remind
you that even if we did convert the property where the
vegetable gardens are presently located into parking, it
would only provide a maximum of 20 more spaces. This
also will not solve our problem and would be EXTREMELY
EXPENSIVE. Additionally, we have no control over the
Town of Greenburgh's parking policy. If you have
complaints about parking or other vehicular misdeeds on
the Town's property (ie Rockledge Road), or would like
to see changes, please address the proper TOWN
authority (Paul Feiner, Greenburgh Town Supervisor).
That being said, new house rules have been approved by
the Board and a new parking sticker procedure is going
to be in place by mid-January. This may not solve the
problem, but we hope it will alleviate it. Finally, if
you see cars that are illegally parked on our property,
call the Maintenance office to have them towed or
booted. If you see cars doing something illegal on Town
property, call the local police to resolve the issue.
Everyone must pitch in to make this work.

The
Board is aware of several requests for us to get
satellite TV to replace cable. We have investigated and
know of no other complex in Westchester that has made
the leap to Satellite yet. This factor, and the fact
that it would be an additional expense to ALL while we
could not guarantee successful reception due to trees,
leads us to say that satellite is not for us for now. We
all sympathize - we hate cable, too!
