HIGHLIGHTS OF THE JUNE 9,
2004
MEETING OF THE BOARD OF DIRECTORS
OF THE COUNTRY CLUB RIDGE TENANTS CORP.
1. Committees
have been established to deal with the many issues facing
CCR. Several owners signed up for the various committees at
the Annual Meeting. If you have not yet volunteered for a
committee and you are interested in joining the committees,
please contact the appropriate Board member with your name,
apt number, and a phone number and you will be invited to
the next committee meeting. We urge everyone to get
involved—we want your input!! You can have a voice in how
the complex is run, but you must take action and get
involved.

2. Committee meetings will be set up in the near future.
Notices will be issued with time and place - once residents
not at the Annual Meeting have had a chance to sign up for
committee service.
3. Trees down
by the pool have been pruned to allow for less debris in the
pool and better filtration and cleanliness in the pool
system. We realize some shade was lost, but this pruning was
necessary in order to keep the pool filtration system
working properly.
4. A new
Webmaster is needed to help maintain the website. Anyone
interested in helping us in this matter should immediately
contact the Board. As a result of the lack of a Webmaster,
the website has been down for almost 2 weeks, and we will
continue to have trouble until we can find some help in
fixing it. Please hand in your work orders to the
maintenance office on paper until further notice. We
apologize, but any work order submitted via the web in the
past 2 weeks was not received and must be re-submitted in
written form.
5. Termite bait
stations are to be installed soon. We have adopted a much
more aggressive termite reduction program, which, although
costly, should alleviate the problem more tangibly.
6. Our
insurance broker, David Levitt of Levitt-Fuirst Associates,
was present at the meeting to discuss
the renewal of the master insurance policy for CCR. Both
the frequency and the severity of insurance claims over the
last few years have resulted in a 100% increase in our
insurance rates. We are exploring all options available in
order to incorporate this unforeseen expense into the
budget.
7. We have
recently heard from several residents who are angry at being
booted. Some of them have asked for the institution of a
fine, instead of being booted. The Board rejected this
alternative because we do not presently have the money to
pay someone specifically to monitor the complex day and
night for illegal parkers. Collection of fines from people
who dispute them would be very difficult. We are paying our
security personnel to patrol the complex for any and all
types of illegal activities – unauthorized parking is just
one thing they are on the look out for. The security guard
has a cell phone with a camera. He takes pictures of the
incomplete or re-used guest passes on the dashboards of
offending cars. The picture is proof that an offender was
NOT following the rules as written. If you follow the
rules, you will not be booted. Please help us maintain this
system, which has all but eliminated outside parkers on our
property. Also, please do not involve maintenance men in
the issue of booting. They do not have authority to dismiss
booting charges and should NOT be paged to complain. If you
have a problem, write the Board and we will contact our
security to obtain the reason for the boot.
8. Please DO
NOT block your neighbor in when s/he is in a double space by
parking behind him/her. It is recommended that you clear it
with your neighbor before you park behind him/her. A
note on your dashboard with your apartment # is insufficient
as emergencies can occur when a person needs to get out
immediately. This has happened. We must work to arrange
parking in the double spaces between neighbors. We cannot
police this, nor do we wish to do so. Please use logic and
courtesy and settle those differences civilly amongst
yourselves.
