HIGHLIGHTS
OF THE JULY 7, 2005
MEETING OF THE BOARD OF DIRECTORS
COUNTRY CLUB RIDGE TENANTS CORP.
1.
A warm welcome to our new neighbors since the Annual
Meeting in May: Patricia Doyle (91-2A), and Kevin O’Sullivan
and Tracey Vitale (53-2B).
2.
Satellite TV at CCR. A form was distributed
with the June Highlights. Please submit your response as
soon as possible if you are interested in getting Satellite
Direct TV. A 30% minimum quota of interested residents is
required before we can proceed.
3.
Hallway Painting. This project is
underway and approximately 90% complete. If your hallway
needs touching up, or you were not at home to open your door
when the painters came to paint the trim around the door,
please contact Bob Voss or Kevin McGee.
4.
Bicycle Reminder. Please be sure that your
bicycles are marked appropriately with your full name,
building/unit number and current year 2005. Any bicycles
not tagged properly will be discarded.
5.
Belgian block curbing will be replacing the
ever-breaking red bricks lining the walkways in Courtyard
17.
6.
Please be advised that the co-op is not responsible
for personal property. Reimbursement for any personal
property damages would be the responsibility of the
shareholder/resident. Shareholders must purchase personal
property insurance.
7.
We have received numerous complaints from various
shareholders regarding CIGARETTE BUTTS being disposed of on
the grass, walkways and in the parking areas. To those of
you who smoke and are disposing of your butts in this
manner, we would appreciate if you would refrain from this
habit. In addition, please do not throw tissues, napkins,
candy wrappers and other debris on the grounds of the
complex, particularly in the parking areas. With property
values as strong as they are at this time, it can only help
for prospective buyers to see a well-maintained complex.
8.
There was a burglary in Building10. Please be sure
to lock your doors and windows when you leave your home.
Also, please report any suspicious activities to 911.
9.
Property Inspections. The next monthly walk
through of the complex done by Property Manager Rick
Tancredi, Bob Voss, Kevin McGee and board members Peter
Grebski, and Carlos Sampelayo is scheduled for the week of
8/3/05. If you have any concerns about the property, please
send a letter or e-mail to the board at board@ccrhartsdale.com.

The Board will not address anonymous correspondence.
If you do not sign your letter/requests, you will not
receive a reply.
11.
Attic Insulation. Attics of all buildings
will be insulated before the winter season. This should
help keep our homes cooler in the summer and warmer in the
winter and will substantially reduce CCR’s fuel bills.
12.
Real Estate News/2005: If you would like
information on current resale prices at CCR, please speak
with Jaclyn Vieweg from Hudson River/Akam at 674-2100, ext.
35.

Attached hereto is information from the Neighborhood
Organization for Westchester and Youth (NOWAY) regarding the
proposed homeless shelter on the grounds of the county-owned
Grassland’s reservation.
14.
The next board meeting is scheduled for August 18,
2005.
