HIGHLIGHTS OF THE SEPTEMBER 22,2005
MEETING OF THE BOARD OF DIRECTORS
COUNTRY CLUB RIDGE TENANTS CORP.

1.        A warm welcome to our new neighbors Apt. 15-2A Charles and Joanne Porcell and Apt.69-1A Eileen Fullerton.

2.                  Storage Areas. For all residents who have storage areas please make sure you seasonally clean them out, especially combustible materials including mattresses, overstuffed furniture, carpet, cardboard boxes, newspapers and magazines, paint, oil, etc.  If you are interested in renting a storage cage at CCR please call Roberta at Hudson North Management (674-2100 x24).

3.                  Attic Insulation.  Attics of all buildings will be insulated before the winter season.  InterCounty Contracting will begin work the week of October 3, 2005. This should help keep our homes cooler in the summer and warmer in the winter and is our first phase of the CCR energy conservation program at CCR.

4.                  Magazine Racks/Bulletin Boards:  Individual magazine racks will be installed in each building as close to the mailboxes as permitted.  New cork bulletin boards will also be installed.  The mail that does not fit into your box will be left in the magazine racks.

5.                  Committee Members-The Board would like to ask residents to volunteer to join committees so that the community is equally represented. If you are interested in serving on a committee, please email the board at board@ccrhartsdale.com or call and leave a message with Roberta.

6.                  Landscaping: Work is being done in courtyard 17 to relieve the erosion problem by 25M. The tree was trimmed there to allow for more sun so plants and grass, which will now be planted, can grow. A low wall is being built and plants planted along the sidewalk on the way down the hill from buildings 61-65 to resolve erosion issues there as well. Residents complained that the sidewalk flooded during rain and this should resolve that problem. The rotting railroad ties by 101M are soon to be replaced with a new stonewall.

7.                  Work Orders- All repairs must be submitted through a work order to our maintenance department. Please see Bob or Kevin if you need work orders.

8.                  The next board meeting is scheduled for October 6, 2005.
