HIGHLIGHTS OF THE DECEMBER 7, 2005
MEETING OF THE BOARD OF DIRECTORS
COUNTRY CLUB RIDGE TENANTS CORP.
1.
The Board welcomes volunteers for committees. The
following committees are available: Grounds, Parking and
Security, Finance, and Maintenance. If you wish to serve on
a committee, please email the board (board@ccrhartsdale.com)
or drop a note in the Board of Directors mailbox outside the
maintenance office.
2.
From the recent events/meetings at CCR, it is
apparent that many shareholders are concerned/interested
about CCR’s financial situation. Any interested
shareholders, please join the Finance Committee so your
voice can be heard. A Finance Committee meeting will be
held on Tuesday January 10th at 7:30pm in the
Board Room.

Carlos Sampelayo has proposed to initiate a
discussion to establish a procedure to inform the
shareholders of CCR of projects involving capital expenses
greater a specific amount, the amount to be determined in
the next few meetings. The procedure is intended to have the
participation and the feed back from all shareholders when
extraordinary projects are planned.
4.
Storage Areas: For all residents who utilize
storage areas, or those who have stored items in the open
areas please make sure you seasonally clean them out,
especially combustible materials including mattresses,
overstuffed furniture, carpet, cardboard boxes, newspapers
and magazines, paint, oil, etc. To evaluate the need for
more storage cages, we need to know how many and what
locations would be most advantageous to the majority of
residents. If you are interested in renting a storage cage
at CCR, please call Roberta at Hudson North Management at
(914-674-2100, x24).
5.
Please remove all landscape ornaments and personal
belongings which are outside units, i.e., sprinklers, lawn
furniture, toys--this is a Final Reminder. These items will
be removed by staff and placed in storage at no
risk/liability to CCR if not removed in a timely manner.
6.
Radiator Covers: Radiator covers are
available to shareholders for purchase. Any shareholder
interested in the purchase of radiator covers should contact
Bob Voss.
7.
Carbon Monoxide Detector: It is recommended
that all residents install Carbon Monoxide Detectors along
with smoke detectors in your unit.
8.
Parking Ordinance: The Town of Greenburgh
alternate side of the street parking is in effect at all
times, including Holidays between the dates of December 1st
through March 15th. Please be certain to read the signs
carefully.
9.
The Board would like the residents to be aware that
any correspondence directed to the Board will be reviewed
and discussed by the Board, and responded to by the Managing
Agent.
10.
During the winter season, there will be no garbage
pick up during heavy snow storms. Please do not leave your
garbage in the hall overnight. Your neighbors thank you for
your consideration.
11.
If residents see any ice or snow which presents
dangerous conditions, please call Bob Voss so the staff can
sand, salt, or address the situation properly.
12.
Bob Voss must be informed of all interior alterations
to CCR units, including electrical or plumbing work. All
work must be performed by licensed insured contractors.
13.
The new STAR credits will start on January 1, 2006
through December 31, 2006. If you are a new shareholder or
have never filed for STAR, please file with the Town of
Greenburgh. If you have any questions, please contact

14.
The next Board meeting is scheduled for January 5,
2005.
