HIGHLIGHTS OF THE JANUARY 5,
2006
MEETING OF THE BOARD OF DIRECTORS
COUNTRY CLUB RIDGE TENANTS CORP.
1.
The Board welcomes volunteers for committees. The
following committees are available: Grounds, Parking and
Security, Finance, and Maintenance. If you wish to serve on
a committee, please email the board (board@ccrhartsdale.com)
or drop a note in the Board of Directors mailbox outside the
maintenance office.
2.
The next Finance Committee meeting will be held on
February 16, 2006 at 7:30 p.m. in the Board Room at 2
Rockledge Road. We would like volunteers to serve on this
committee. If you are interested in serving, please email

Town Supervisor Paul Feiner was invited to the
meeting to discuss the ownership of the “Unclaimed Road” on
East Hartsdale Ave. Options on future use of the road were
discussed for further review. The Board brought to Paul’s
attention that the alternate side of the street parking on
Rockledge was a problem during the winter. Paul suggested
that we email him and he will look into the situation for
us.

Shareholders utilizing online banking or direct
payment through their bank should make sure that the bank
remittance amount reflects the correct amount of your total
monthly charges.
5.
The new STAR credits start on January 1, 2006 through
December 31, 2006. If you are a new shareholder or have
never filed for STAR, please file with the Town of
Greenburgh. If you have any questions, please contact
Melissa Cirillo at Hudson North 914-674-2100, x29.
If you have Basic STAR there
is no need to apply again unless you move. If you qualify
for Enhanced STAR you must either renew your application
annually, or apply for the OIV program. The OIV program
allows eligible seniors to register with the Department of
Taxation and Finance to verify their income eligibility each
year, so that they do not need to reapply for Enhanced STAR

The
Westchester County Home Energy Assistance Program
offers a one-time
payment of $100 to eligible households that apply before
March 31, 2006. A family of four with a maximum income of
$53,000 would qualify. The number to call is 914-995-6759.
Applications are also available on line at
www.westchestergov.com.
Residents with lower incomes
may be eligible for the federal Heating Energy Assistance
Program, administered by the Westchester County. A resident
interested in applying for HEAP may schedule an appointment
to determine eligibility. The number to call is
914-995-5619.
7.
Fuel Oil
Deliveries: This
heating season (from 10/1/05 through 1/5/2006) 65,485
gallons of #2 fuel oil have been delivered to CCR at a price
per gallon ranging from $1.83 to $2.23. Last year from
10/1/2005 thru 12/2005 our deliveries were 78,126 gallons
and we paid the “capped” rate of $1.49 per gallon. Our cap
rate for this heating season (through April 2006) is $2.29
per gallon.
Pricing for fuel oil
fluctuates daily. Today’s delivery cost would be $1.99 per
gallon. We can only hope that the rest of the heating season
will remain mild and prices remain steady and do not
increase any further.
7.
Storage Areas: For all residents who utilize storage areas,
or those who have stored items in the open areas please make
sure you seasonally clean them out, especially combustible
materials including mattresses, overstuffed furniture,
carpet, cardboard boxes, newspapers and magazines, paint,
oil, etc. All items must be tagged with the resident’s
name, unit and current year.
8.
Carbon
Monoxide Detectors:
It is recommended that all residents install Carbon Monoxide
Detectors along with smoke detectors in your unit.
9.
During the winter season, there will be no garbage pick up
when we have heavy snow storms. Please do not leave your
garbage in the hall overnight. Your neighbors thank you for
your consideration.
10.
If residents see any dangerous ice or snow conditions,
please call Bob Voss so the staff can sand, salt, and
address the situation properly.
11.
Bob Voss must be informed of all interior alterations to CCR
units, including electrical or plumbing work. All work must
be performed by licensed insured contractors.
12.
The Board would like residents to be aware that any
correspondence directed to the Board will be reviewed and
discussed by the Board, and responded to by the Managing
Agent.
13.
The next board meeting is scheduled for Thursday, February
