HIGHLIGHTS OF THE FEBRUARY

MEETING OF THE BOARD OF DIRECTORS
COUNTRY CLUB RIDGE TENANTS CORP.
1)
The following persons are included on the board@ccrhartsdale.com
distribution list: Patrick Caroleo, President, Carlos
Sampelayo, Vice President, Lisa Rose, Treasurer, Carol
White, Secretary, Holly Silvestri, Director, Piotr Grebski,
Director, Elizabeth Huthwaite, Property Manager, Judith
Speight, owner of Hudson North Management. If you want to
send an email to Elizabeth Huthwaite, just send it to board@ccrhartsdale.com
and she will receive it.

All work orders should be directed to the Maintenance
Office via website (www.ccrhartsdale.com) or written
request, and not to the Board directly. This will assure
that the staff promptly addresses your maintenance request.
3)
There will be a Grounds Committee meeting on
Monday, March 20, 2006, at 7:30 p.m. in the Board Room
at 2 Rockledge Road. We would like volunteers to serve
on this committee. If you are interested in serving,
please email the board (board@ccrhartsdale.com) or drop
a note in the Board of Directors mailbox outside the
maintenance office.

Spring is coming -- A reminder to all CCR residents
that if you are purchasing new outdoor furniture this
season, you should only purchase the approved colors which
are forest, green, natural wood or black wrought-iron sets.
This will maintain conformity in the outdoor appearance of
our community. Also be reminded that no tent like fixtures
are allowed.

Storage
Areas: For all
residents who utilize storage areas, or those who have
stored items in the open areas please make sure you
seasonally clean them out, especially combustible materials
including mattresses, overstuffed furniture, carpet,
cardboard boxes, newspapers and magazines, paint, oil, etc.
All other items must be tagged with the resident’s name,
unit and current year.

Please help keep our hallways clean, tidy, and fire
hazard free, by not storing personal belongings in the
hallways. Porters will be removing any items found in the
hallways deemed to be a fire hazard.

Fuel Price:
Price per gallon on 1/05/06 was $2.01, 1/10/06 was $1.98 and
1/25/06 was $2.04.
8)
Garbage pick up will now include Sundays beginning
March 5, 2006. Please be reminded that garbage pick up is
for household garbage only. Please do not leave bulk items
in the hallways for collection. Please dispose of your bulk
items at the dumpsters, or make arrangements with the staff
for removal of such items. Also note, cardboard boxes
should be broken down before bringing to recycle area.

Smoking:
Please be advised that there is NO SMOKING in public
hallways. We have received numerous complaints from
various shareholders regarding CIGARETTE BUTTS being
disposed of on the grass walkways and in the parking areas.
To those of you who smoke and are disposing of your butts in
this manner, we would appreciate if you would refrain from
this habit.

STAR Credit:
If you have Basic STAR there is no need to apply again
unless you move. If you qualify for Enhanced STAR you must
either renew your application annually, or apply for the OIV
program. The OIV program allows eligible seniors to
register with the Department of Taxation and Finance to
verify their income eligibility each year, so that they do
not need to reapply for Enhanced STAR every year. For more
