HIGHLIGHTS OF THE JUNE 1, 2006
MEETING OF THE BOARD OF DIRECTORS
COUNTRY CLUB RIDGE TENANTS CORP.


The meeting was attended by Patrick Caroleo, Peter Grebski Patti LeBar, Lisa Rose, Carlos Sampelayo and Holly Silvestri. From Hudson North were Melissa Cirillo, Elizabeth, Huthwaite and Judith Speight, along with our attorney, Charles Goldberger.

The Board's officers were confirmed as President - Patrick Caroleo, Vice President - Carlos Sampelayo, Treasurer - Lisa Rose, Secretary - Patti LeBar; Directors - Peter Grebski and Holly Silvestri.

Our existing committees are as follows:

Maintenance - Carlos Sampelayo and Peter Grebski
Parking / Security - Patrick Caroleo
Finance - Lisa Rose and Holly Silvestri
Grounds / Pool / Website - Patti LeBar

Please note that the Finance Committee's next meeting will be held on Thursday, June 29th at 7:30pm in the CCR Board Room within the Maintenance Office. If you are interested in knowing more about our financial status, please come and contribute your input with other residents. All are welcome.

This invitation applies to all of our committees - Maintenance, Parking & Security and Grounds & Pool. Please consider contributing some of your time to your investment. Thank you.

Pat Caroleo volunteered to head up the By-Laws/House Rules Amendment Committee. Anyone interested in this subject, is welcome to join. Please drop a note in the Board's mailbox at the Maintenance office or email the Board with your name and building # to get this up and running soon.

The Board agreed to make a $100. donation to the National Transplant Assistance Fund, on behalf of the Hartsdale volunteer firefighter, Ms. Lorraine Valentini. She had suffered a tragic bicycle accident Memorial Day of 2005. Her spinal chord injury resulted in paralysis from her neck down. The donation will be routed through Mr. Paul Feiner's office at the Greenburgh Town Hall.

The Board members agreed to pair up to conduct future interviews of prospective buyers- June will be Pat and Lisa; July will be Patti and Holly and August will be Peter and Carlos.

Finance -

The fuel price as of June 1, 2006, was $2.09 per gallon.

*** THE BOARD IS HAPPY TO REPORT THAT AS OF AUGUST 1, 2006 THE FUEL SURCHARGE WILL BE DROPPED OFF THE MAINTENANCE BILL**** Please note that there may be a need to start up the Fuel Surcharge again in October/ November 2006

STAR program. Good news for Seniors. In this year's budget, the NY State Legislature has increased STAR benefits for senior citizens by approximately 13.6% for 2006/7 school year. Within the upcoming months, more will be reported on this issue.

Security -

According to Harold Young, 4 cars were booted between April and May.

To minimize any future break-ins, the Parking & Security committee recommended that when not in your apartment, to make sure you lock your windows (especially on the ground floor), lock your doorknob and dead bolt, when not in your apartment, as an extra precaution. In addition to this, a suggestion was made that residents could have both top and bottom locks accommodated for use with one key, for their convenience.

In addition to this, if anyone is interested in installing an alarm system for further security, they should obtain a company of their own choosing.

The Board agreed to have additional storage cages installed in Building #15. In addition to this, Hudson North is in the process of negotiating with that same company to also install a chain-link fence around the yard area behind the Maintenance Office. This future fence installation will ensure the safety of Kevin McGee's family, while maintaining a look of openness to that area at the same time.

A discussion developed concerning the "Unclaimed Road" that runs parallel to East Hartsdale Avenue. Peter Grebski proposed the possibility of CCR acquiring ownership of it as part of our property. Charles Goldberger felt it could be a liability issue. Charles would get in contact with our insurance broker to determine the cost, etc., that would have to be added onto our property insurance. Further deliberation will be reported on from the next board meeting.

Any shareholder that would like to review the preliminary NYSERDA report (New York State Energy Research and Development Authority), is welcome to do so in the Maintenance Office.

The Board plans to get proposals on replacing Boiler #19. Elizabeth Huthwaite will be contacting NYSERDA to obtain names of recommended companies so that we can benefit from their funding.

Cablevision - Communications Specialists, Inc. proposed to upgrade our service. But in order to do it, they would need to have access into all units to change every service wire. We are awaiting their further report in more detail before we can accept or decline their offer.

Grounds - Patti LeBar reported that the committee was organized and they planned to do a property walk-through on Sunday, June 4th, at 1pm. Our landscaper, Civitano, will be planting annuals throughout the property, continuing to plant grass seed and have his crews prune and trim all bushes as soon as possible, weather permitting. A follow up walk-through will be scheduled some time in July, to check on progress of work performed.

Pool - We're looking forward to many residents joining the pool for the summer. Three lifeguards have been hired and will be on duty. Please make sure that when entering the pool area, your membership card is shown to the lifeguard(s) on duty and sign in as well. We would like the rules followed to ensure everyone's safety.

A discussion also touched upon the possibility of developing some type of newsletter for the future, separate from the Highlights. Something a little less formal and more newsy, like the Ridge Rag (a private newspaper several us long time residents had worked on in the past). Any interested parties can email Patti LeBar.

The Board determined that there is a need for improvement in communication between the residents and the Board. In trying to do this, we are suggesting the idea of having a volunteer representative from each building or in some cases, groups of several buildings within CCR. This rep would receive any issues or concerns from residents in their courtyard and then redirect them to the Board to get things dealt with in a more timely manner. Further discussion formalizing this and defining the what the reprentatives exact responsibilities would be. will occur at the next Board meeting.

Maintenance -

  • It was agreed by the Maintenance committee, that Elizabeth would perform a property walk-through.
  • Elizabeth Huthwaite will be obtaining a proposal for the installation of insulation for the crawl spaces.
  • Our part-time handyman, Ray Sproba, has been hired for a few weeks to help with the start up of seasonal work needed on the property.
  • The Board approved the proposal from Almstead Tree Co. to remove several serious tree limbs as well as the removal of a large, hazardous white pine (permit required) behind the Maintenance Office.
  • The Board voted to have a sandbox with cover purchased and installed in the playground area. It is the responsibility of each resident that uses this sandbox, to please replace its cover after each use. The playground mulch will also be refreshed.
  • When any private garage doors are replaced, understand that it is the responsibility of the resident owner, that, if they choose to purchase a remote-controlled opener, it must be equipped with an "emergency eye stopper", for safety purposes.

  • A reminder: All barbeques should be covered with appropriate, short covers. Plastic garbage bags should be not used as covers instead. They will be removed if found covering any barbeques. A suggestion was made to have all barbeques gathered together in one designated area of a courtyard, when not in use. This would allow the area to be more organized as opposed to having them spread all around a courtyard. Also, as a reminder, please do not place rugs on top of air conditioner units.
  • The leaf guards are scheduled to be cleaned out.
  • A window currently boarded up with plywood behind Building #64 will be replaced with glass.
  • An air conditioner was purchased and will be installed in the Board room.
  • The next Board of Directors' Meeting will be held on Thursday, July 13th in the Board Room within the Maintenance Office.
