Board of Directors’ Meetings
Country Club Ridge Tenants Corporation

The touchup painting to the halls and stairways in our
buildings was completed the end of December. If any
additional areas need a touchup, please advise Bob Voss
or Kevin McGee.
·
Storage cages: 11 cages have been installed in Building
#15, 2 additional ones in Building #81 and 2 in Building
#62, with an extra 8 to be installed shortly. These
storage cages pay for themselves in a very short period
of time and generate income for CCR.
·
Maintenance office computer broke down in mid-December.
It has been replaced with a new computer. Please
continue to address maintenance issues via email or

Maintenance Committee is in the process of reviewing
several areas within the complex needing additional
railings for safety purposes for residents. They are
also reviewing other areas of concern related to our
buildings.
·
The Property Manager has held a few meetings with our
Super, Assistant Super and porters staff members, to
improve communication as well as improve performance and
productivity of our staff. The board has recommended
that these meetings be held on a regular basis.
·
The roof and railings over meter room of main garage is
nearing completion. Final installation of flashing on
seams between walls to ensure leakage prevention still
remains to be done, pending weather conditions.
·
Finance: The board has been in contact with HSBC to
organize a meeting to evaluate our CCR holdings. This
future meeting will be comprised of some members of the
board as well as Finance committee members. The Finance
committee will then hold a meeting to discuss our
options and anyone who wishes to attend may do so.
·
Parking: Peter Grebski has attended 2 meetings with the
Town of Greenburgh to evaluate problems, issues and
possible resolutions of parking situation in our area
and surrounding areas, including East Hartsdale Avenue.

The committees all need your assistance and support.
The chairpersons of our committees are as follows:
Holly Silvestri of Finance; Peter Grebski of
Maintenance; Pat Caroleo of Parking & Security; Patti
LeBar of Grounds. Please address your concerns via the

and direct your comments to the specific committee
chair. By doing so, it will help direct your
communication to the contact person related to your
specific problem and speed up the resolution process.
As always, anyone interested to contribute their time
and talents to one of our committees would be welcomed.

Past issue of holiday decorations to note for next
season. Only our two entrances into CCR were furnished
with holiday decorations and lights. Any resident
choosing to put up their own decorations/lights could do
so but at their own cost and time.
House Rules:
·
In
the past, there had been situations between residents,
where damage had been caused by one resident to another
resident’s apartment. In some of these cases, the
resident who caused the damage had insufficient
insurance or none to cover the costs incurred for
repairs. The resident of the damaged apartment was then
left responsible for this. We always recommend that an
owner acquire co-op/apartment insurance as it is not
expensive and will save countless disputes between
residents. Therefore, by a resolution of the board, all
new residents will be required to present a certificate
of insurance’ on an annual basis. A notice will be
distributed to all shareholders shortly.

A
second House Rules amendment concerning washing machines
will also be modified. As the house rule #19 stands
now, if a resident owned a washing machine and/or dryer
at the time of the co-op conversion and it ceased to
function, it could be replaced by that resident for as
long as they owned the apartment. We are amending this
house rule by a resolution of the board so that in the
future, any resident in possession of these machines
will not be allowed to replace them. There have been
many instances where problems have occurred due to the
extra load these machines have placed on our pipes and
plumbing, all of which puts stress on a system not
designed for such use. A notice will be distributed
shortly informing residents of the change. The rule
stating that these residents must remove the machines
when they sell the apartment will remain intact. A
notice will be distributed to all shareholders shortly.
