Meetings of the Board of Directors

Country Club Ridge Tenants Corps.

·         Fuel price was $1.63 per gallon. Previously it had been $1.83. Due to the mild weather and not having emptied our oil tanks, we experienced a savings of $46,000 in fuel costs.

·         If savings continue in regard to fuel, the Board felt that some percentage of monies could be allocated towards replacing plantings that have been lost due to erosion.

·         Eight windows will be replaced in storage rooms #54, #60, #62, #64 and #66.

·         Two trees were removed by permit, one near #68 and one in front of #25M, that were hazardous conditions.

  • Con Edison sent a letter to all residents in January that they will be installing new automated meter reading technology in our area. Both types of meters will be upgraded at no cost to customers. In doing this, there will be no need for them to enter anyone’s apartment. Should anyone come to your door, do not allow entry but call the Maintenance office to alert them of this and get concurrence of why they are contacting any resident directly. All our meters are located either in storage and/or laundry room areas. They did mention in the letter that your power may be interrupted briefly during these installations.
  • Correction: The email addresses for both Bob Voss and Kevin McGee were incorrect in the previous highlights.   • Verizon FIOS submitted a proposal to the Board at the March meeting. It is being reviewed by the Board as well as our attorney to determine if this endeavor will be in the best interests of all our residents, legally or otherwise. As it stands now, in order to have the system installed, it would involve entry into every unit, whether a resident chooses to participate or not. The wiring would be installed and only hooked up to those who choose to enroll. Decision is pending Board’s further review.
  • The Board is the governing body to which all committees report. In keeping with that, it has been determined that the Board makes the final decisions on any and all proposed amendments submitted by the By-Laws Committee.
  • The issue of trying to come up with additional parking on the property continues in discussion.
  • Security: Between January and March, 4 cars had been booted.
  • A contractor will be hired to evaluate crawl spaces, photograph areas and review the footage and then will report back to Maintenance Committee. In addition, Hudson North will be obtaining estimates for insulating the crawl spaces below all maisonettes.
  • The CCR Survey will be sent out to all residents (the renter’s will receive their survey with their monthly rental bill) and all completed surveys will be expected back by mid March. All results will be tallied and comments summarized by an independent group of residents. If possible, results will be distributed to all residents in April.
  • Smoking alert: To any smoker(s), if you do smoke within your apartment, you must keep your apartment door closed. Leaving your door open and having only the louvered door closed is not sufficient. No smoke should be entering the common area of hallways that we all share. In addition to this, we would suggest that obtaining a smoke filtering machine would be advantageous to not only you but also your adjacent neighbors.
  • Two additional windows to crawl spaces in front of Building #64 need to be replaced.
  • Contract was negotiated and duly signed between CCR and Civitano Landscaping for 2007-2009, with several stipulations included that were pertinent to our needs for the upcoming seasons.
  • Some additional fences will be installed within the courtyard of buildings #60-68 to prevent incidences of resident injuries in the future.
  • Ms. Angela Salvatore has been assigned by Hudson North to take the minutes for our CCR meetings.
  • Annual Shareholders’ Meeting will be held on Thursday, May 3rd, at the Sacred Heart School Gymnasium. Packets have been distributed to all shareholders in April.  The packet contains the agenda for the meeting as well as the profiles of residents interesting in running for a position on the Board.
  • The last Board meeting was held on Thursday, April 12, 2007, in CCR’s meeting room at 6:45pm.
