The official election results from the annual shareholders' meeting in May were Pat Caroleo - President; Peter Grebski - Vice President; Irene Barsotti - Treasurer, Patti LeBar - Secretary. Carlos Sampelayo and Holly Silvestri remain as directors. The July meeting was held on Tuesday, June 26th.ahead of schedule, due to summer vacation schedules

Based on the May 2007 election, the voting number breakdowns were as follows: Pat Caroleo – 104,680, Peter Grebski – 54,165,Irene Barsotti – 48,317, James Elkin – 37,349 and Hugh Flanagan – 11,465.

The Finance Committee held a meeting on May 22, 2007. Eight volunteers attended and the committee was chaired by Martin Berg. Their second meeting was held on Wednesday, June 27th and our new Treasurer, Irene Barsotti, joined them.

Reminder: For all residents of CCR, please make sure that your motor vehicle registration information for your car(s) is up-to-date with Hudson North Management’s records. If any changes have occurred, please make them aware.

Reminder: Rockledge Road is a One Way Street and because of this, we all must be diligent in making sure that no one abuses this ruling. There have been many instances where drivers are not going around the hill as they should but dangerously backing down the hill instead. The cost of gas is precious but so is all our safety, especially that of our little ones. So please follow this rule and look out for each other’s safety if you witness someone going the “wrong way”. If you witness someone going the wrong way, please try to point it out to the driver and encourage them to go the right way instead.

Parking & Security Committee. Pat Caroleo has set up a meeting of interested volunteers to assist in doing a walk through of the complex to survey parked cars in CCR spaces, on a regular basis. This will help to determine who is parking with valid CCR stickers and who is abusing the system. As our spaces are somewhat limited and few, keeping them in check is crucial. All are welcome to assist in getting this committee organized and working.

The Guest Parking Permits. Please make sure your visitors complete the permits as required, i.e. Date & Time: 7-29-07, 9:30pm. These permits are only valid for a 24 hour period. Warnings will continue to be issued and cars will be booted if permits are in violation. Please follow these simple rules.

Website. ccrhartsdale.com. It has been updated with current elected officers of the Board. Our current Board2007@ccrhartsdale.com email address (changed as of May 29th by a direct notice to all residents from Management) is purposely not posted on the website in order to minimize all spam mail to the Board. The email address for any co-op issues that is displayed on the website is to our Property Manager, Florence Sullivan. This email address is fsullivan@hudsonnnorth.com. She will relay emails to the appropriate personnel, depending on the issue raised. You are still certainly welcome to send emails to the Board’s address as well. When you do, all 6 board members as well as Florence Sullivan will receive your email.

Any maintenance issues should be directed to Bob Voss and Kevin McGee by (1) dropping off your requests in the mailbox outside the maintenance office, (2) by phone or (3) email to them or (4) to Florence Sullivan. Our aim is to improve more direct communications that can be handled in a timelier manner and to eliminate duplications. We need your help. When anyone notices a light out, a problem within a building entrance, fog lights out, garbage not being collected from cans around property, smoke detector regularly beeping, etc., please call the Maintenance office and alert them of your observations. As this property is quite large, we need your input to make sure all things are working and getting done accordingly. Your assistance will be most appreciated.

The structural stability of the beams in the main garage have been inspected by Peter Grebski and were found to be structurally sound. If anyone has any specific conerns, please bring them to Bob Voss’ attention.

Three sections of split rail fences were installed within courtyard #60-68, as well as a small portion at the walkway leading to #67 & #69. These are in place to ensure the safety of residents in those areas that can be quite treacherous, especially during the winter months. In addition, a chain link fence that had been by #60M was since relocated opposite #67M’s entrance, replacing very old, rusty fencing.

Spring plantings including many perennials were installed throughout the property. The issue of many overgrown shrubs is being looked into and hopefully the landscaper will be able to prune them back significantly, while still maintaining healthy growth. Our trees are also a main concern within CCR and we’re investigating a plan within budget to attempt to get a large number of trees trimmed back.

Grounds. We have been busy assisting neighbors with local clean-ups as well as relocating hedges from one area where they were no longer wanted to other areas in the complex where they could be better utilized. All these activities have instilled a nice community atmosphere of ‘neighbors helping neighbors’. A grounds walk will be planned for mid-August. There have been a few instances where trees were in dangerous states or actually hit by lightning and some of them had to be taken down. Tree removal is always a last resort and done only when absolutely necessary.

The area near the west entrance of Rockledge Road is being looked into to have the fencing extended to enclose the open area near the storm drain and creek.

Erosion. In order to alleviate water drainage within the pool area, the plantings to the left by the wall have been removed and the area was filled with gravel below and river rocks along the wall. This will hopefully improve drainage of any water from severe storms as well as any standing water along the pool area. In addition to this, many sand bags have been laid along the top of the wall to stop soil from seeping over the edge and onto the deck and into the pools. This is a short term measure until we can afford to do a more involved solution.

Hudson North will be contacting the Town of Greenburgh in the hopes of getting several areas of curb stones reset to minimize areas of erosion on our hills. More to be reported on this in the future.

Smoking is not allowed in the common areas. Please be considerate of your neighbors. If you do smoke, it must be within your apartment and not in any common areas. Also you must leave your apartment door closed so that the second-hand smoke does not permeate into the hallways that your neighbors also share. If you are a smoker, it might be beneficial to you and your neighbors for you to acquire a smoke filtering device for your own apartment.
