August–September 2007 Highlights

Meetings of the Board of Directors

Pool was open for the entire week of Labor Day. We plan on having it open for all weekends in September, weather permitting. A notice went out from Management pinpointing the days and hours, respectively.

In order to correct the drainage problem in existence at the pool, there are temporarily bags of sand holding back soil from the hill area above the wall.

The Board accepted a proposal from AFS Designs to install several drainage systems that will eliminate this problem before the next pool season. This work will commence in the spring, once the ground thaws from winter.

The Board accepted a second proposal from AFS Designs to have insulation installed beneath the maisonettes and all crawl spaces. Additional insulation will also be used for underground pipes between buildings #21 and #31. This work will be commencing shortly. As this work was recommended by the NYSERDA engineer, we will be using NYSERDA funds.

Boilers in buildings #91 and #159 will have upgrading work performed prior to the winter season.

Outdoor Furniture & BBQ's - please note that any resident purchasing new furniture should purchase environmentally friendly furniture in colors that harmonize with the environment (i.e. dark green, wooden or wrought iron). In addition to this, as we all know, any tables incorporating a glass top are not recommended. The glass acts as a magnifying glass, thereby destroying any grass already established beneath. We are also asking that you relocate your furniture and bbq's regularly from one location to another so that established grass can continue to grow. Your outdoor furniture should be situated in front your side of the building in which you reside.
Please Note: Only one set of table/chairs and/or bbq per apartment unit is acceptable. Our Co-op cannot accommodate more furniture than this.

Former Board of Director, Holly Silvestri, vacated her apartment in July and it has been sold. Her position on the Board has not been filled.

The Board accepted a proposal from Bartlett Tree to do some serious tree pruning around the complex, following a pertinent list.

If anyone has tree issues, contact either the Board or Bob Voss to voice them, as Bartlett personnel have a strict contract to adhere to when they're on the premises. Any additional work has to be approved by the Board and Management.

In our upcoming budget meeting, we plan to make sure there is sufficient funds set aside for dedicated tree work, on a regular basis, for the future.

A Petition was received from the residents in buildings #40 to #54. The main issue of concern was the severe state of erosion in that particular area. This problem again stems from the fact that we are situated on a hill and gravity prevails. We plan to deal with these issues in the near future.

The open area at the corner of the west entrance into CCR has been corrected and a new fence and posts have been installed and the area is now secure.

The Board approved the purchase of a new snow blower as one of the blowers is no longer functional.

Six black folding chairs were purchased to be incorporated into the conference room to accommodate additional seating.

The graffiti that was present on the rear foundation of building #20 has been painted over and cleaned up.

Bulletin! Residents who witness any violations of our House Rules by their neighbors (i.e., disturbances, loud noise, disorderly conduct) should contact the Greenburgh Town Police Dept.(#682-5300), at the time of the incident. The police will write up a report of the incident and investigate the situation. In this way, we will be able to obtain such reports and have documentation on file with our Management. Then, should repetitive incidents occur, we would have documents to substantiate taking further action if necessary.

4 cars were booted in August. 8 cars were booted in July. If any cars are found with invalid guest permits, they will be booted. Please note that the security personnel take a photograph of the invalid guest permits, so there's accuracy in their reporting. A booting will cost a car owner a cash payment of $75, on site, before any boot can be removed.

Our current legal representation, Charles Goldberger, has tendered his resignation from CCR. We are in the process of acquiring other legal representation.

The investigation of Old Hartsdale Road is still on going. Determination of actual ownership is being narrowed down.

CCR porters will be rotated annually, beginning in January of 2008, to ensure fair and equal performance and service to all residents. Management will be reviewing the performance of all CCR staff in order to maintain quality service to all.

Treasurer, Irene Barsotti, has been reviewing our overall financial picture and has met several times with our Finance committee and their latest meeting was held on Monday, Sept. 17th, where the committee reviewed the proposed budget for 2008.

A portion of the chain link fence near #61M will be removed, for later relocation near #67M.

Management is in communication with management of #119 E. Hartsdale Ave. concerning issue of open area where there is no fence enclosure, near west end of the service road, near the creek. This area is not only an eyesore but a dangerous situation as well. This area needs to be enclosed either by them or us, if necessary.

The Grounds committee has continued to perform cleanups around the property. The latest project was a clean up at the creek itself on Sat. Sept. 15th. After the members filled several bags with refuse from the creek, with the help of Freddy and Donney and our trusty truck, it was all removed within 2 hours time.

Website - ccrhartsdale.com. We have continued to update the site and are in the process of incorporating many photos from this past summer. Check out some of our residents' wonderful flowers they produced. We have many with green thumbs!

We are planning our second annual Halloween Happening at the park on the hill for the last weekend in October. This will include a parade of many of our little goblins and we would like any residents to come out and share in the festivities of that day. A flyer will be posted shortly with more details.

Several residents inquired as to the possibility of a co-op/condo conversion for CCR. This proposal was thoroughly investigated both by our Management and our lawyer and was found not to be financially feasible for residents at this time.

The next Board meeting is scheduled for Thursday, October 25, 2007 at 6:45pm.
