October-November 2007 Highlights
Country Club Ridge Tenants Corp.

  • The Board reviewed several proposals from lawyers and has since hired Ms. Hannah Gross of Gross & Gross LLP to be our legal representation for CCR.
  • The issue of filling the 7th director vacancy to the Board was again addressed at the last meeting. The Board appointed Mr. Joel Katz to fill the vacancy until May of 2008's annual meeting.
  • The Board approved the budget for 2008 which involved a maintenance increase of 7.56%, as well as the assessment. Notices were sent out to all residents detailing the reasoning behind this difficult decision. The parking garage fees were also increased.
  • Our lawyer has been in contact with Verizon FIOS and is currently awaiting receipt of final agreements in order for Board to make an educated decision of the benefits and feasibility for CCR.
  • There are 12 storage cages available for rent. They are located in buildings #15 (1), #62 (9), #64 (1) and #81 (1). Anyone interested in renting a storage cage should contact Hudson North to make arrangements. The current cost for a storage cage is $240 a year, payable in full on March 1st of each year.
  • Parking. When parking your car in resident marked spaces, please be considerate of your neighbors and park within the newly painted yellow lines of demarcation, so that equal amounts of space are left available for other resident's cars.
  • Alert: When people have parked their cars either in town curb spaces or in resident spots going up the hill from the Maintenance office, there have been incidences where drivers have backed down the hill or turned around and drove down the wrong way instead of going up and around the hill as they should, the right way. This presents an extremely dangerous situation and puts many residents in jeopardy of getting injured. Please refrain from going the wrong way on the one way road, at all times. Gas prices may be high but the safety of our residents and their children is much higher and must be protected. Please do the right thing.
  • Five cars had been booted over the past two months. No other incidences occurred.
  • Board has been in communication with Town Council of the Town of Greenburgh to try to come to some reasonable decision concerning the alternate side of the street parking that currently exists from Dec. 1st to Mar. 1st. Our lawyer plans to visit CCR property to get firsthand look at the conflicts involved on this subject in the hopes to assisting in a constructive resolution for the safety of all residents. We will be compiling a case to substantiate our parking situation for submission to the Town of Greenburgh.
  • One double space is available in main garage that could accommodate either 2 mid-size or 2 compact-size cars. Anyone interested in these spaces should contact Roberta Blum of Hudson North at #674-2100 Ext. #24.
  • We're "Going Green" in the near future. Service Directions, our laundry company, was at the Nov. Board meeting and will be conducting a study during the months of Dec. and Jan. to ascertain the actual usage of all laundry machines. The hope will be to determine where more machines might be needed or possibly relocated for better usage. CCR has not increased the costs on the machines in over eight years. Service Directions will also be submitting a proposal based on their findings to CCR so we can determine where some machines need to be replaced with more cost effective and energy efficient. The use of laundry machines is for CCR residents only.
  • The playground equipment has been power washed and will be stained to protect it from the winter elements. All canopies have been removed and put into storage for the winter.
  • All outdoor furniture that is left out and not placed into storage areas, must be covered with environmental dark green or black colored covers and duly labeled with the resident's name, building and apartment numbers on a laminated label. Any children's toys and equipment also need to be brought indoors for the winter months, including items remaining within the garden area on the hill.
  • A section of fence was installed in an open area by the brook at the west end of the service road, to enclose a dangerous area where dumping had previously occurred into the brook. This action will also eliminate any trespassing onto our property.
  • Work on installing insulation in all the crawl spaces below apartment units, especially below maisonette units, to improve the heating issue for these units and overall improve our heating and minimize heat loss, is also in progress. This will create heat for those whose apartments have been deficient in past years. If you feel that you are receiving more heat than you would prefer, please contact the Maintenance office to determine if some of your radiators could be lowered or even shut off. Residents shouldn't need to have their windows wide open or even activate their air conditioners due to receiving extreme amounts of heat. This can be adjusted.
  • Work to install insulation around the underground pipes between buildings #31 to #21 is nearing completion towards the end of November. This will contribute in heat savings overall for the future.
  • *Reminder: Everyone must have co-op insurance policies in place by January 2008. At the first of next year, everyone will need to supply Management with proof of a valid co-op insurance policy to be placed on file. This requirement is for the protection of all. House Rule #34 applies.
  • *Storage items placed in the free storage areas, storage cages or in the private or main garages, are all subject to the strict fire regulations. This is also covered in House Rule #27. The list given to all storage cage owners know what is allowable and what is not. We will have additional copies available in the Maintenance office for residents to review and make sure they are not storing improper contents. We all need to be activists as far as fire safety for all. If you are currently storing any flammable items in these areas, they must be removed, such as gasoline, car oils, charcoal, lighter fluid, paint and assorted liquids used for painting. Management will be doing random inspections of these garage areas.
  • The condition of the town drains will be evaluated. The Town of Greenburgh has been contacted and will be on the property in the near future to investigate the situation to have them cleaned out so proper drainage can be resumed.
  • Management will have our current entrance signs temporarily taken down so they can be repainted. A flag pole will be added to the main entrance sign by the village to properly fly our country's colors.
  • Our second annual Halloween Parade on Sunday, October 28th, was another success. It gave many residents an opportunity to meet and chat with their neighbors and meet new ones, too. Everyone also enjoyed watching the little ones in their costumes as they batted away at the pumpkin piñatas to gather their treats! Fall decorations for our entrances as well as for the Halloween Parade and treats for the children were supplied by the co-op.
  • A grounds cleanup was conducted on Sat. Nov. 17th, on the hill directly across from the playground equipment. Several residents joined forces and in 3 hours time, they were able to minimize enormous amounts of encroaching vines from trees and shrubs. Another cleanup is planned for December to complete the task on the hill. Anyone interested, please contact the Board to the attention of the Grounds committee.

The next Board of Directors' meeting is scheduled for Thursday, December 13, 2007.
