January 2008 Highlights
Country Club Ridge Tenants Corp.

  • Based on the proceedings of the last Board meeting, the newly elected officers to the Board are as follows: Peter Grebski as President and Joel Katz as Vice President. Being a civil engineer, Peter Grebski works in building departments in the city of New York and is involved with NYSERDA standards. He holds a NY State license to practice. Joel Katz had previously served on the board and is presently on the parking and finance committees. He was also involved with the review of our By-Laws. This election was conducted in accordance with the confines of CCR's By-Laws. We thank Pat Caroleo for his past efforts and accomplishments in serving as our President and look forward to his continued service on the Board. We welcome Peter Grebski and Joel Katz in their newly elected positions.
  • Based on the requirements of NYSERDA and in our ongoing attempt to obtain a rather large grant for CCR, they need an overall view of a percentage of Con Edison customers at CCR to get a sense of the gas and electric consumption usage at CCR. We have gathered several Con Edison account numbers already but are still in need of several more. NYSERDA has confirmed that all account information will be kept in the strictest of confidence and used solely for this purpose only. If anyone is willing to offer their Con Edison account numbers along with their building and unit number, please forward it to the Board's email address to the attention of Florence Sullivan.
  • The latest issue of a leak in hot water pipes has been dealt with between buildings #53 and #69. After many days, including weekend time, the pipes have not only been replaced but have all been insulated as well, to prevent loss of heat for the future.
  • Our lawyer has been in contact with Verizon FIOS. The contract work is nearing completion. We are awaiting their input concerning the exact mark-up of work that would be involved as our property is a major undertaking. More to report.
  • The parking issue on Rockledge Road continues to be a concern to many. Peter Grebski attended another meeting involving local police as well as our Town Supervisor, Paul Feiner. A further meeting is scheduled for the month of February. The subject has been brought to the attention of our Town Supervisor and hopefully, we can get this alternate side of the street parking eliminated for Rockledge Road, due to the many hazards it has presented for the last several years.
  • Recycling. We are realizing that with the new regulations on recycling, the amount of recyclables we generate is great and so we are considering utilizing another, larger dumpster for just that purpose. The first three dumpsters will be designated for recyclables alone. It is all our responsibility to adhere to these rules. If we do not, the Co-op will be fined by the Town of Greenburgh. And if anyone's garbage is found to be co-mingled with recyclables and not separated, we will have to impose fines to residents in violation. In addition to this, we are to be using clear garbage bags. They are available at such merchants as Staples, Home Depot, Office Depot, etc. When the porters pickup your garbage, they will be dumping out regular garbage as well as gathering the recyclables so that when they reach the dumpster areas, the final dumping can be done in a timely fashion.
  • As our property line goes several feet past the actual gardens on the hill, we are in the process of getting an estimate for the installation of a high fence to enclose the corner adjacent to the residential homes. Previously, some residents have been dumping leaves, etc. onto our property. Once the fence has been installed, signs will then be posted stating "Property of Country Club Ridge Apartments - No Dumping Allowed". This will eliminate the problem for the future and maintain our property line. This area can then be better utilized by our own residents. A spring cleanup will be planned to tackle this whole area once it warms up again.
  • Fire Regulations and House Rules. It has been noted both by Management and our staff that many residents are storing many items, large and small, outside their apartment doorways, in the common hallway areas. Photographs have documented the specific areas involved and all residents in violation of our House Rule #1 will be receiving a letter from Management to have these items removed and stored in specific storage rooms or in their apartments. After a given amount of time to accomplish this action, a further inspection of these areas will be repeated. If there are any remaining items in these common areas, those residents will be contacted by Management for their final removal. The Town of Greenburgh Fire Department, when doing their regular inspections of all hallways, etc. of our property, will be issuing warnings if CCR is in violation of their regulations. Subsequent to that, they will be imposing fines to the Co-op if those violations still exist. We would like to avoid all such fines, so please cooperate and have these items removed from the common areas and stored appropriately.
  • Shareholders can be assured that all work done on our property is approved by both the Board and Management and that all contractors we utilize are licensed, certified and insured in the County of Westchester and in the state of NY.
  • Main Garage. There is one double space available in the main garage for $95 per month. Anyone interested, should contact Roberta Blum at Hudson North #674-2100 X24.
