August 2008 Highlights
Country Club Ridge Tenants Corp.

  • Storage cage rentals are available in buildings #7 (1), #11 (1), #35 (3) and #62 (8). Please contact Aurielle Bucci at Hudson North, #674-2100, Ext. 16, if interested.
  • Verizon FIOS have begun their work on wiring units within our complex. It will be conducted building by building, where each upper, middle and lower, will be done the same day, so entry to units can be done in a timely manner. Everyone's cooperation is necessary to have it accomplished smoothly.
  • CCR's truck was in need of some major repair work. The staff had been using the plow truck to collect garbage in the interim. The truck is back and up and running again.
  • Service Directions, our laundry provider, had conducted a two month study of our laundry machine usage at CCR. Based on those results, we are Going Green at CCR. In September, we will be receiving the installation of eco-friendly laundry machines upgrade to our 13 laundry rooms. The newer machines will be energy efficient, use less water and less electricity overall and more cost effective. In addition, all laundry rooms will be painted.
  • Renovations - Please note that in the future, individual renovations are to have a renovation agreement signed and approved by both Board and management prior to any work being done in any units. Further details will be sent out to all residents from Hudson North shortly.
  • Boilers - All will be cleaned during the months of August and September. Any residents affected will be notified in advance when work will be scheduled. Boiler #19 is the next to be replaced. A new burner will be installed at Boiler #35. Additional repairs and upgrades on various boilers will also be performed.
  • Storage & Bicycle Rooms - Notices went out to all residents to label what storage items and bicycles belong to them, to mark them with their last name, building, unit number and dated July/August 2008. Any items/bicycles not labeled after August 2008 will be removed by our staff and temporarily held in the main garage store room for final collection from any residents. If no further collection is made, these items will be donated to charity.
  • Sav-a-Tree has been on the property recently to tackle several tree issues for hazardous or diseased conditions. Residents were notified if areas need to be cleared prior to their scheduled work.

  • Emergencies - In future, please note that if anyone detects a gas leak, they are to contact the Super's office so that gas lines can be immediately shut off. Find a phone away from the immediate area and call Con Edison at #1-800-752-6633 (75 Con Ed). In such events, leave your unit/building immediately and notify surrounding neighbors of incident. Do not light match or smoke, do not turn appliances or lights on or off , do not use a telephone within the unit or start a car nearby, as all such actions could produce sparks that might cause the gas to ignite and/or explode.
  • Recycling - We continue to appreciate everyone's cooperation in adhering to the requirements of separating and disposing of our garbage in accordance with New York State's enforcement. To answer any additional questions, residents can contact the Westchester County Recycling Helpline at (914) 813-5420 or check their website www.westchestergov.com/recycling for more detailed information.

"The Town of Greenburgh has created a Greenburgh Climate Action Task Force which will help town officials promote energy conservation initiatives from recycling products to creating new energy codes. As of 2002, Greenburgh became the first town in NY State to enact a law saying that all new residential houses and townhouses built must meet federal and state energy star guidelines for energy efficiency." IMPORTANT

NYSERDA - As we have communicated to you, CCR has applied for a grant through NYSERDA, a government program which gives grants for buildings who have done energy saving improvements. This involves providing them with documentation and information about our property. Last year they asked us to provide them with individual account numbers for Con Edison bills in order for them to evaluate energy usage. Many of our residents complied with this request. Recently they advised us that we must have written permission from all those who provided us with this information (a signed form) giving them permission to use the information, and to give account numbers for each size apartment, i.e., studio, 1, 2 and 3 bedroom apartments. Many have not returned this form. Unless we provide all the information requested, we will not be able to receive this grant. If you have a three bedroom apartment, we need account numbers for these apartments. You simply have to write your Con Ed account number, your unit number and sign the form. You can obtain these forms at the maintenance office. Once completed, you can drop them off at the maintenance office, Fax to 914-674-5926 or email to Florence@ HudsonNorth.com.
