By the combined efforts of both your CCR Board and Management, the maintenance increase was reduced from the initial 14.6% to 10.1%, effective November 1, 2008. All surplus funds as well as all flip tax monies from unit sales will be deposited directly into our Reserve Fund to replenish it.
Management has locked in a fixed fuel price of $2.039 per gallon for the heating season through May 2009.
Hudson North has been in contact with Service Directions as to the possibility of installing platforms underneath the new washers to improve the issue of them being at a lower position. They will report back to CCR shortly as to their findings.
The Finance Committee meeting, headed by Martin Berg, will be held on Monday, December 15th in the Maintenance office meeting room at 7:30pm. Anyone interested in attending the finance committee meeting, please e-mail the board with their phone number and e-mail address and it will be forwarded to the Finance committee chairman.
The alternate side of the street parking will begin December 1st to March 1st, so please take note of the time designations and move your cars from one side to the other to avoid receiving tickets from the Town of Greenburgh. The Board is continuing their attempts to get this ordinance revoked but as of now, it stands. If you experience an incident related to this parking ordinance or witness an incident, please report it the Maintenance office as well as to the Town of Greenburgh Police Dept. #682-5300 All incidences will be documented in the attempt to better prove the case that this ordinance is more of a hazard and a dangerous situation to all residents of CCR.
Our Security personnel have advised that there has been an increase in crime in the local area. Due to this recent news and less daylight time, we have increased their surveillance hours for our protection at CCR.
The Town of Greenburgh had been at CCR recently and performed asphalt patch work on the town street. They are currently in the process of resetting curb stones as well as repairing their sidewalks with CCR.
We are in the process of sprucing up our hallways with paint touch-ups on the yellow areas, waxing all the floors and cleaning the light fixtures and hope to have all necessary areas completed prior to the holidays.
Gutters have been cleaned and will be cleaned again until all leaves are off the trees on our property. This will ensure better drainage from gutters and leaders when it rains and snows and help prevent leaks.
All canopies and hoses have been removed and stored for the winter season. Any lawn furniture and summer umbrellas still outside should be stored away in our storage rooms to protect residents' personal property.
Storage cages - currently we have storage cage units available for rent. They are as follows: Building #11: Cage #12; Building #35: Cage #44; Building #62: Cages #58, #60, #62, #64, #66 & #68; and in Building #64: Cage #26. Lost and Found: The Maintenance office want to remind you that if anyone either looses something of theirs or finds someone else's items, to please contact the Super to report the loss or finding. There are many items that have been turned into the office but residents have not claimed. Please contact Bob Voss or Kevin McGee for further details.
If anyone disposing of garbage in the dumpsters after hours and flips the lids up as they place garbage in; please make sure that the dumpster lids are returned to the closed position. This keeps the area neat and orderly and keeps out any nighttime visitors, too!
The Garage sale on Saturday, October 18th, brought in enough money to cover the advertising costs and a little extra which we will be putting towards the investment of a tree planting.
The Halloween parade on Sunday, October 26th, gathered many residents and their children up to the playground on the hill. The assortment of costumes exhibited were a mummy, a peanut, pumpkins, Tigger, pirate, police officer, fairies, Ariel and witches, too. All 3 orange pumpkin piñatas were batted at until they were sufficiently opened and all the goodies fell to the ground for the little ones to gather up.
The next Board of Directors' Meeting will be held on Tuesday, December 9th, at 6:45pm in the Maintenance office's meeting room.
