February 2009 Highlights

CCR Website. In the future, previous Highlight editions posted on the website will only be for the previous 2 years. These publications are merely bullets from Board meetings and not kept on file with Management.

Verizon FIOS hosted two promotional 4 hour sessions for all residents on Thursday, Feb. 26th and again on Saturday, Feb. 28th in our Maintenance office conference room.

Finance. The committee met again in February and confirmed that the financial status of CCR is stable and that the monthly statements are being reviewed by the Finance Committee. A March meeting is planned.

Maintenance. This winter has kept all staff busy with the numerous snow removals and ice situations to ensure the safety of all residents.

Board and Management had received a proposal from Con Edison involving the installation of outdoor lights that would be cost effective and they would pay half of the cost to CCR. Staff will verify that all lights are worked into this proposal.

#159 Boiler room has been installed with sound proofing materials to minimize the noise level of this boiler.

Graffiti has again been noticed on the rear of Building #20. Management is in the process of having the staff repaint this area with anti-graffiti paint and photos will be taken of damaged area. The possibility of installing a camera to record offenders of defacing our building is being looked into. The Greenburgh Police Dept. have also been notified again.

Parking. 2 cars were booted during January and February. In the near future, new parking stickers will be distributed to all residents who have their vehicles registered with Hudson North. Prior to this distribution, all residents will be asked to submit a copy of their current registration(s) for filing with Hudson North. This can be done by leaving a copy at the Maintenance office, faxing a copy to Hudson North or mailing copies directly to Hudson North c/o Florence Sullivan. As there have been numerous incidences where our parking spaces have been abused, the need has warranted the distribution of new stickers for all registered CCR vehicles.

Grounds. As the snow melts and the ground begins to resurface, a Grounds Committee walk-through will be scheduled in March to take stock of how the property has faired throughout the winter months. A notice will be posted ahead of time for all interested residents.

Miscellaneous. The House Rules Review Committee met in late February and in March. By mid-March, the committee will complete their suggested changes and/or alterations to the current House Rules, which have not been revised since 2003. The committee will then deliver their suggestions to the Board for review. According to the By-Laws, only the Board of Directors votes officially to accept and implement any changes. Once this review has been done and approved by our legal representation, a revised House Rules will be distributed to all residents.

Within the House Rules, #10 pertains to dogs not being allowed. Anyone found having a dog within CCR will be fined $500. They will be notified to remove the dog from premises immediately. If not removed immediately, the matter will be turned over to the building's attorney to commence legal action.

Storage rooms. All residents should check items they have placed in open areas of storage rooms as well as their cages. No items may be stored in cardboard boxes. These should be removed. During the spring months, the staff will begin spot checks of all storage rooms to make sure items are properly labeled and stored in proper containers. Any items in these rooms marked with previous residents' names will be removed by staff.

Morning garbage between 6 & 8am. When placing garbage in the hallway, please make sure it is placed between you and your neighbor's doorway and not near any stairway or main entrance to the building. Your bags should be as close to your doorway and against the wall as is physically possible and not obstructing your neighbor's doorway or hallway usage. We all need to be considerate of our neighbors so as not to block areas of passage when entering or exiting the buildings.

In addition to this, if you have garbage you need to get rid of after the regular pick up hours, please do not leave it on the grounds or near the curb areas. You must deposit it into the dumpsters. This also applies to cigarette butts, too. We all need to take care of our property and use good judgment and not expect the staff to pick up after us. This is common sense.

***Upcoming event. Possible Easter Egg Hunt Sat April 4th or Sunday April 5th or Sat April 11th at the Park on the hill, for all residents and especially their children at 11am.
