Country Club Ridge Tenants Association July/August 2009 Highlights
Our garage sale was held on Saturday, July 18th and there were 12 participants. Unfortunately, we weren't the only ones having a garage sale that day so our net profit only amounted to $80. This along with the $90 from last year's sale will go towards much needed bushes for our property.

Our "meet your neighbors" pool party is scheduled for Sunday, August 30th, for all residents; from 3 to 7pm. Flyers have been posted in hallways and maisonettes.
The pool will be open one additional weekend following Labor Day, Sat/Sun. Sept. 12/13th.
A gas leak was discovered near building #51 and has since been investigated and corrected by Con Edison.
Several projects around the complex have been performed by our landscaper that involved drainage situations and redirecting and improving water runoff. These should all help ease our erosion problems that we have been facing over the years.
The fence painting continues around the property, weather permitting as well as any other unforeseen issues superseding it.
Living in a co-operative community has its many benefits as well as some drawbacks. In order to maintain peace and harmony, we all must be considerate of each other and respect each other's right to enjoy living here. Since we live in such close proximity to each other, some levels of noise are just part of normal living and must be accepted. However, deliberate slamming of doors, banging on ceilings or excessive loud playing of a stereo is over the limit of acceptable.
Our House Rules apply to every resident, shareholders and renters alike. Since we have been revising these rules since its last revision in 2003, we have had to incorporate specific fines that will be applied to those instances where residents do not comply with the rules and they will be enforced. Once the completed, updated version of our House Rules is ready, a copy will be distributed to every resident for future reference.
All hallway common area windows have been cleaned.
Parking. In order to minimize abuse when it comes to using our guest parking permit forms by those other than are residents, the Maintenance office will register when permits are given out to residents.
Fire Regulations. Many notices have gone out in the past regarding residents storing any personal belongings of any kind in the common hallway areas. This is not allowed under any circumstances. Our Property Manager will be doing an inspection in the near future and anything found in the hallways will be noted and fines will be enforced. The Fire Department has strict regulations regarding this issue and will also fine our Co-op if violations are found. This is the final warning on this.
