Highlights of July - September 2006
Board of Director’s Meetings
Country Club Ridge Tenants Corp.


The following information is a compilation of the order of business covering the past three months - July 13th’s meeting, August’s electronic meeting and September 14th’s meeting.

  • Lisa Rose resigned her position as Treasurer and Board member due to the sale of her apt.
  • Holly Silvestri is our new Treasurer.
  • Irene Barsotti is our new Board member.
  • This was all done in compliance with our By-Laws.

Legal –

  • Possibility of acquiring the private road (Old Hartsdale Rd) continued under discussion. Liability if we took it over, to maintain and police so non-residents would not park on ‘our’ property was a consideration.
  • As per the request of many shareholders from our last annual meeting in May 2006, a group of interested shareholders formed a committee to review and update our By-Laws and House Rules, which were written more than 20 years ago. This was done with the full cooperation of the Board. When this project is completed, all shareholders will be duly informed of proposed amendments and their response will be solicited.
Parking and Security –
  • There have been no incidents within the complex. Ten cars had been booted over the past three months. Several warnings were issued where improper permits had been displayed.
  • Parking and Guest Permits: Please advise all visitors to fill out their guest permits correctly. The permits are valid for a 24-hour period only. Illegally parked cars will be booted. Fines of $200 will be imposed after a first infraction and if the abuse continues, all parking privileges will be suspended. Refer to House Rules #24d.

Maintenance –
  • The maintenance committee’s compiled list of work needing to be done within the complex has been submitted to the managing agent. Hudson North will be updating this list and making arrangements to have various work done, if it falls within the responsibility of the Co-op. Hudson North will notify those resident’s whose repair work would fall under their own responsibility.
  • The Almstead Tree proposal was approved. It would cover the removal of hazardous trees tagged by the Town of Greenburgh as well as the pruning of dead, diseased and dying branch structures around the property.
  • The gravel area at the curb of the park on the hill was washing out. The Super contacted the Town of Greenburgh to have this gravel replaced to ensure proper drainage.
  • All mail boxes will be checked by the staff to ensure that current resident’s names and corresponding apartment numbers are posted.
Finance –
  • HELP WANTED! The most important committee where help is essential is our Finance Committee.
  • The fuel cost for July was $2.09 per gallon. The cost for September was $1.90 per gallon.
NYSERDA Report –
  • After review of the report’s details, several recommendations were made to improve the performance of several current boilers as well as addressing which one or ones would require replacement. Adam Engelman, a resident, who attended the July meeting, shared his financial analysis of the overall report.
  • The Board was looking into the possible replacement of certain boilers, hot water heaters and/or burners. Based on this report’s recommendations, the burner of the #68 boiler has been replaced. Also a new cast iron boiler has been installed in #51, with a 20 year warranty.
  • In addition, the pipe leading from #68 down to #80 will be dug up, replaced and insulated to ensure better performance and save on heating costs.
  • Hudson North will be obtaining various proposals for water treatment boilers, the possibility of installing motor time clocks and insulation of pipes within crawl spaces.
Grounds –
  • After the committee’s walk through in June, many notations were submitted to the Board of their observations. The committee also noted many other property issues that were also submitted to the Board, the managing agent as well as the maintenance staff. They are in the process of putting together a detailed list of perennials that, in the future, could be considered for plant installations instead of so many annuals. This would not only cut down on costs but would create results from our investments annually. It was suggested that in the future budget, a defined line amount be implemented to ensure grounds costs be included.
  • Follow up walk throughs have been done and an updated list will be submitted to the managing agent and maintenance for future actions.
  • The possibility of obtaining competitive bids from other landscaping companies is in the works. The committee will submit a more specific contract format for review and submission to contractors by the managing agent that will best suit our property needs for the future.
Miscellaneous –
  • All CCR Committees are in need of residents to volunteer their time and talents. We welcome all interested volunteers. In addition to the Finance Committee, volunteers are also needed for Maintenance, Parking and Security and Grounds. Please email us at board@ccrhartsdale.com. You will be contacted by that committee’s chair as to when the next regularly scheduled meeting will be held.
  • A "No Smoking" policy will be enforced in the common areas of our complex.
  • As a reminder, no tag sales may be held without prior Board approval.
  • Writers Wanted: The Board discussed the possibility of resurrecting a quarterly newsletter (previously known as “The Ridge Rag”) that would include more detailed information on the latest goings-on with the complex. Anyone interested in assisting in this endeavor can drop a note c/o CCR Board Secretary at the Super’s office, with your ideas and/or suggestions.
