Highlights of October - November 2006
Board of Director's Meetings
Maintenance & Repairs:
- New boiler installed in Building #51.
- Railing installed at #40M for safety of all users.
- Small roof over meter room of main garage is has been replaced. Final work to re-install the wrought iron railings still in the progress toward completion.
- Additional storage cages will be installed in Building #15 in the very near future.
- The insulation of the hot water pipes in the main garage is ¾ of the way completed. Work will be finished before the end of December. This project will result in fuel cost savings.
Parking & Security:
- 3 cars were booted recently.
- Proposed new temporary parking permit for new residents only is in the works and will begin being used in the near future. It will be in effect for 30 days while new residents obtain CCR parking permit sticker/s.
Finance:
- URGENT! Financial advisors are urgently needed to share their knowledge and expertise with the Finance Committee and the Treasurer. Remember, this co-op is our investment. Please email the Board as soon as possible.
- The fuel cost is @ $1.90 per gallon. The fuel surcharge has been suspended for the time being.
Legal:
- The union contract was negotiated and settled. The outcome was a 13% salary increase over a four-year period and an increase in cost of health and pension benefits.
- Shareholders are reminded that they have the right to examine the books and records of the Co-op at Hudson North’s office in Ardsley. Anyone wishing to do need only call Hudson North’s office (674-2100) to make an appointment. No copies of any documents may leave the premises.
Grounds:
- A new, more detailed contract for the maintenance of our landscaping is presently being reviewed prior to finalization.
- Letters were sent out to all residents to label all bbq and outdoor furniture with resident name and unit number. The Maintenance staff will complete the removal of any unlabeled items by year-end.
- All grounds work has been completed and the grounds are ready for a winter’s rest.
Miscellaneous:
- Emails: If you have concerns that have not been covered within the highlights, please be sure your emails are directed to the proper committee and/or individual related to your inquiry or problem so it can be handled directly and promptly. We thank all residents who have sent us emails and for their input and concern. Please keep them coming.
- The Halloween parade on October 29th was a success. Approximately 50 residents with their children attended and everyone had a good time. We will make this an annual event.
- A future community event planned for the families of CCR will be an Easter egg hunt in the spring.. Any other suggestions are welcomed.
- Holiday caroling is planned for Friday, December 22nd. Notices will be posted as to exact time and place shortly. All are invited to join in.
- Current Committees are Finance, Maintenance, Parking & Security and Grounds. We encourage any residents to volunteer their time along with their interest in contributing to our community by getting involved.
